CSI is hosting a Legal Seminar. Guest speaker: Steven E. Black, a partner with the law firm Forman Rossabi Black, P.A. will answer these and other common questions at a Board of Directors 101 presentation.

 -What is my personal liabililty for serving on my association Board of Directors?

-What does the law require of association Board of Directors?
-Why do some homeowners get away with not paying associaiton dues?

-What is the step-by-step foreclosure process for associaiton dues?

-How do we prevent that ugly utility trailer from returning every two weeks?

We ask each attendee for a small donation to the Skylight Society that provides entertainment for the patients of Levines Children's Hospital in Charlotte. CSI is matching donations up to $500.

Top Ten Hidden Costs of Management Contracts

What you don’t know can cost you!  This is our top-ten-list of things people overlook when evaluating management contracts.  In order to compare proposals or contracts you need to ask questions to find out how much the management contract will really cost your association. 

Does your management company:

  1. take a percentage of late fees
  2. take a  percentage of contracts for supervision services in connection with insurance claims, construction, remodeling, renovations, capital improvements, repairs and maintenance services
  3. charge a percentage or fee to collect a special assessment
  4. charge trip fees or mileage to visit the community
  5. charge a fee to write violation/compliance letters
  6. charge a fee to write correspondence
  7. charge for scanned pages
  8. charge a fee to send faxes
  9. charge for long distance phone calls
  10. charge to prepare 1099 forms or to facilitate the preparation of tax returns or audits
