What you don’t know can cost you! This is our top-ten-list of things people overlook when evaluating management contracts. In order to compare proposals or contracts you need to ask questions to find out how much the management contract will really cost your association.
Does your management company:
- take a percentage of late fees
- take a percentage of contracts for supervision services in connection with insurance claims, construction, remodeling, renovations, capital improvements, repairs and maintenance services
- charge a percentage or fee to collect a special assessment
- charge trip fees or mileage to visit the community
- charge a fee to write violation/compliance letters
- charge a fee to write correspondence
- charge for scanned pages
- charge a fee to send faxes
- charge for long distance phone calls
- charge to prepare 1099 forms or to facilitate the preparation of tax returns or audits
